dc.description.abstract | Nigeria the economic giant of Africa with a population of about two hundred million people as at 2006 census, is having housing deficit of more than 20 million units due to escalating cost of constructing building projects. This has become a major problem for the low-income earners and economically disadvantages people to have housing at an affordable cost. Against this background, this research therefore, develops a viability model for natural building materials as resources for low-cost housing. To accomplish this aim, specific objectives that addressed the identified problems includes: examines the relevant natural materials available for low-cost building construction in Nigeria, identify factors that determines the selection of natural building materials for low-cost housing construction, assessing the viability of natural building materials and develops viability model for natural building materials for the construction of affordable buildings. The north-central geographical zone of the country with abundant natural resources was choosing as the study area, with the professional in the built environment as the target population. A quantitative research method was adopted for the study. Thus, four hundred (400) structured questionnaires was distributed among the professional in the building industry on purposive sample bases in the six state of the zone, and 305 representing 76.2% of the returned questionnaires were found usable after the outlier and screening of the retrieved data. The data were subjected to statistical tools using SPSS 23, and Amos/ SEM statistical tools. The analysis proven that some of the available natural building materials are relevant for building construction, the main/important factors that needs to be considered while selecting natural building materials was revealed, discovery of the advantages that makes natural building materials economically sustainable, the study also established the relevant interventions from government as well as the strategies for the implementation of natural building materials for building construction. Finally, the research does not only proffer solution for construction of affordable building for low income group, but also contributes to knowledge through the development of a viability model which has the potentials of guiding the stakeholders in the utmost utilization of the relevant natural building materials for the construction of affordable buildings. | |
